Local real estate has broken its own records in a big way.
Sales in November were $361 million, almost $80 million higher than any previous
month. The county has now surpassed its previous record year with sales of $2.57
billion - and December totals are yet to be tallied.

Vail Resorts Relocating Corporate Offices to Denver
The naming Tuesday of company insider Rob Katz to replace outgoing Vail Resorts
chief executive Adam Aron wasn’t nearly as surprising as the announcement that
the corporate headquarters — along with about 100 employees — would be
relocated to Denver.

Proposal too High
The proposal for a 126-room hotel and 39 condos at the site of the Roost Lodge
has some neighbors upset about how big it will be. Bill Weiss, who lives in the
Chateau Tremonte neighborhood above the Roost, thinks the proposal could set a
precedent for the construction of other buildings in Vail that are too large, he
said.
The project, which is being built into the hillside,
complies with Vail building rules that say it can only be 48 feet above the
ground, town officials say.

The Four Seasons Residences are now being offered for sale to a select few. Vail Says "Yes" to
Crossroads
Crossroads finally got a “yes” from Vail’s Town Council. After
failing to win approval from the council last year, developer Peter Knobel got a
thumbs-up the second time around for a controversial proposal that includes
condos, movie theaters, a bowling alley and a public plaza.
The council gave the Vail Village project preliminary approval with a 4-3 vote
Tuesday night. A second vote at a future meeting is needed to give the final

Is Edwards Paying its Way?
“Does Eagle County collect in taxes from Edwards what it spends in the
area?” In 2004, the most recent year for which numbers are available,
Edwards put about $5.6 million into the county’s bank accounts. That includes
property and sales tax collections, and Eagle County Finance Director Mike
Roeper also figured in a portion of grant money and airport revenues based on
Edwards’ population of about 10,500 — 22 percent of the county total.
Using the same population formulas, Roeper determined that county spending in
Edwards in 2004 added up to $12.1 million. That year was a little high on the
spending side, with the county paying $2 million for projects at Miller Ranch.
Spending in a typical recent year is roughly $10 million.

CMC Finalizes Sale of Vail Campus
Colorado Mountain College officials closed on the sale of
the college's Vail center Jan. 6, which was sold to 1310 Buffalo Properties LLC
for $2.86 million. The building, located in Vail's
Cascade Village, had been on the market for close to two years, which included a

Debi Barnes' shopping bags traced the path of her afternoon - Billabong, the Burton Store and Mill Creek Studios. Then the Palm Harbor, Fla., resident and her family were in the American Ski Exchange, looking for jackets for her three teenage daughters.

Avon Town Council endorses riverside hotel
complex, but there's more work to be done
People riding up the gondola, enjoying a cup of coffee on the terrace of the new
hotel, playing in the new park - these elements of the so-called Riverfront
Village development aren't here yet, but they're one step closer to becoming a
reality.
After more than an hour behind closed doors ironing out the details, the Avon
Town Council gave preliminary approval to Riverside Village, a development of
shops, restaurants and hotel rooms almost a year-and-a-half in the making. It's
not a green light to start building the complex along the Eagle River, but it's
a step in the right direction for the developers.

Eagle
A partnership of two regional hospitals has had plans for several years to build
a medical office at Eagle Ranch in Eagle. A small hospital was seen as something
that might get built later.

One hundred and seventeen River Run rental apartments on the Eagle River in
Eagle-Vail will be transformed into The Canyons, at River’s Edge — and will
be for sale. According to Slifer Smith and Frampton Real Estate,
riverfront property in the Vail Valley has become almost as precious as ski-in,
ski-out locations. And the coveted locale spurred the decision to recreate the
property free of deed restrictions.

Elk Get Reprieve From Edwards
Ranches
The elk in the mid-valley caught a break Tuesday, but it may be temporary.
Worries about local elk herds migrating through Lake Creek led to a unanimous
vote by the Eagle County Commissioners to deny a development plan for the
Palmerosa Ranch up Lake Creek.
